    Many people associate modules in construction as containers, SIPs panels or complete pre-fab houses. However, this is not always the case. We were contacted by a charity organisation which needed quick, cheap and shipping friendly accommodation for a war zone. We came up with some rather basic ideas which in essence was similar to IKEA flat pack system. They were a huge success and a team of 5 people could erect 3 buildings per day.

    Anything that can be used from one project to the next or repetitively in a design that can be considered "Modular" will save money and time. In doing this, you still have to be able make enough esthetic and functional adaptations from one iteration to another so it doesn't look like you are creating a cookie cutter design.

    Some of the challenges I have had in projects using prefabricated fully fitted pods have been: delivering and protecting prefabricated elements during early stages of construction - these large size pods need to be craned in place and they need to be fully protected so that their finished elements are not damaged during construction work; making sure that accuracy is maintained during contruction as pre - fabricated elements have little flexibility once in place; finding solutions where reality in place didnt match the perfect sizing achieved in a manufacturing environment. Sequencing, and impact on programme.

    "Modular" does not necessarily consistently equate to "affordable" and "expedient." Depending upon project type, delivery schedule, human and material resource availabilities and costs, it may be wise to investigate these four scenarios for pros & cons: 1) modular fabrication2) traditional contracting3) DIY & other communal models of collaboration (e.g. Amish barn raising)4) hybrid approach

    Due to the changing nature of our built environment, these prefabricated elements should be more flexibile to allow shifting and changing if the use of the building changes , futureproofing the buildings. It is relatively easy to convert an open office into apartments, but what happens if the situation is the other way around?
